WHAT IS INCLUDED WHEN I BUY A TITLE POLICY?
After your file is opened, a title search of the public records is performed to gather various documents to show current and past ownership going back at least 60 years. A report of title, also known as a title commitment is prepared. The title commitment will list the current owner, who the insured are going to be, and what requirements have to be met before we can conduct the settlement and issue a title policy. In addition, we are the third party responsible to collect all the money to fund the transaction and make sure all parties get paid and are in agreement. We record the documents in the public records and deliver the original recorded deed to you. Most importantly, you get title assurance.
